Job Description

We are delighted to be recruiting for an Asset Manager with a North Midlands based Housing Association. This is a unique opportunity to play a pivotal leadership role, driving significant investment programmes across a diverse housing portfolio and shaping the future of homes and communities.

The Opportunity

This is a senior position within the Asset Management function, responsible for leading the delivery of the annual investment plan across a substantial property portfolio. Reporting to the Head of Asset Management, you will oversee a team of Contract Managers and play a key role in ensuring housing stock is maintained, improved, and future-proofed to meet the needs of customers and regulatory standards.

With oversight of an annual investment budget in excess of £20m, this is a role where your leadership and decision-making will have a direct and visible impact. You'll balance strategic planning with operational delivery, ensuring every pound is spent wisely and delivers value for money, while engaging customers in decisions that affect their homes.

Key Responsibilities

  • Lead the implementation of the organisation's investment plan in line with procurement, asset management, and sustainability strategies.
  • Directly management of the Contract Managers and the wider Investment Team, setting clear objectives, carrying out appraisals, and driving performance.
  • Oversee the effective delivery of large-scale capital and revenue investment programmes, ensuring projects are delivered on time, within budget, and to agreed quality standards.
  • Manage consultants and contractors, ensuring cost effectiveness, compliance, and high-quality outcomes.
  • Prepare and implement policies and procedures to support the work of the investment team.
  • Champion customer consultation and involvement in investment planning and delivery.
  • Ensure compliance with all statutory and regulatory requirements, including health & safety, procurement, CDM regulations, asbestos management, and building standards.
  • Promote continuous improvement, innovation, and cross-team collaboration.

About You

We are looking for a confident and capable leader with strong experience in asset management, housing, property, or construction. You will combine technical expertise with a people-first leadership style, inspiring your team and colleagues across the organisation.

You will bring:

  • Senior experience in asset investment, housing, or property services.
  • Proven ability to lead and develop high-performing teams.
  • Strong financial and budget management experience, ideally managing multi-million-pound programmes.
  • Knowledge of compliance frameworks including health & safety, CDM regulations, and statutory housing standards.
  • Excellent communication skills with the ability to engage tenants, contractors, and stakeholders alike.
  • A passion for delivering quality housing services and positive community outcomes.
